Land Consulting

Severances, Zoning and Minor Variances

Basswood Consulting is the consulting and project management division of Basswood Inc., at 1413 Basswood Lake Road, Huron Shores, Ontario P0R 1L0. We help with land consulting and project management across Algoma District, Northern Ontario. We are not the planner, the surveyor, or the engineer.

A severance, a zoning change, or a minor variance is a way landowners ask a municipality to allow something the current rules do not already allow.

Basswood Consulting helps you understand those options in plain language, and coordinates applications with the municipality and with planners.

We are not the planner. The municipality and its planners make the decision. We keep the application lined up with site assessment, surveys, and permits when those are part of the same project.

Questions

Do I need a severance to split my lot in Algoma?

Creating a new lot in Ontario generally needs a consent under the Planning Act, often called a severance, unless another planning path applies. In the Municipality of Huron Shores, the municipality accepts consent applications when it is the consent granting authority. Elsewhere in Algoma District the office can differ. Basswood Consulting is not the planner. We help you understand the options and coordinate the application with the municipality and planners.

Who decides a severance, zoning change, or minor variance?

The municipality or other consent granting authority, and its planners, make the decision. We do not.
